Hudiksvallsbostäder housing queue

Hudiksvallsbostäder, now called Glada Hudikhem, is owned by Hudiksvall Municipality and lets around 4,500 rental homes, mainly in Hudiksvall, Iggesund and Delsbo. Alongside ordinary rentals there are student homes, youth homes for ages 18-25 and senior housing. Storage, premises and parking have their own queues. Parking can only be applied for by people who already live with them. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and the points are personal. They cannot be transferred to a child or added together with anyone else's. When a home falls vacant you register interest, at most five at a time. The 4-7 applicants with the most points who meet the basic rules are offered a viewing, and the home goes to whoever has the most points and says yes. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. Income is tested against Socialstyrelsen's national subsistence norm and must be secured for at least six months ahead. If you already live with them you also earn 100 tenancy points per year, up to 1,000. If you move to the municipality for a new job you can get 500 bonus points, which must be backed by an employer's certificate and expire after six months.

Hudiksvallsbostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. To keep your place you need to update your application at least every twelve months, or it is deleted and cannot be restored. When you sign an ordinary tenancy or a student contract the points reset and you have to register again. Youth homes for ages 18-25 are the exception: you keep the points, so the time you have built up follows you when you later apply for a larger home.
