About HomeQ
HomeQ's housing queue lets first-hand contracts from connected landlords across Sweden. Registering is free. There is no annual fee. You must be over 18 and have Mobile BankID. Alongside ordinary rentals the queue has student homes, youth homes and senior homes. A student home usually requires at least half-time study, 15 higher-education credits per term. For a youth home, 18-25 is common. For a senior home the landlord sets the age limit, often 55. HomeQ publishes no figure for how many homes the queue lets each year.
The queue runs on queue points. One point is one day in the queue, counted from the day you register. The points are personal and cannot be transferred. You may have five interest registrations at once. The landlord chooses who gets the contract. The landlord also sets the requirements. The most common are income of three times the monthly rent, and no payment defaults, debt balance, debt restructuring or personal bankruptcy. The landlord picks a letting principle per ad: strict or indicative ranking by queue points, first come, or lottery. Under strict points, the applicant with the most points who meets the requirements must be offered the home. Under indicative points, applicants are ranked by points, but the landlord may weigh other things, for example a personal letter. Under first come and lottery, queue points do not count. In the third quarter of 2025, close to 22 percent were let without queue time as a factor.
HomeQ publishes no average queue time. How long it takes depends on the landlord's letting principle, the town and how many others register interest in the same home. They publish no exact figure in months. There is no regular login. When you sign a contract the queue points are reset. Short-term contracts and student homes are the exceptions: there you keep the points. If you apply with someone else the higher point balance is used, and both of your queue times reset when you get a home, with the same exceptions.
