Höganäshem housing queue

Höganäshem, AB Höganäshem, is Höganäs municipality's public housing company and lets around 1,400 apartments in Höganäs, Jonstorp and Östra Lerberget. Alongside ordinary rentals they let parking spaces, garages and storage, applied for through the same Mina sidor account. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and the points are personal. They cannot be transferred. When a home falls vacant you register interest, at most five at a time. The main rule is that the applicant with the most points who meets the letting policy gets the offer. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. The income rule is that at least half of your income must remain after the rent is paid. Accepted income includes wages, a pension, unemployment benefit and benefits granted by an authority. You may have at most two payment defaults in the past 12 months, and debts with Kronofogden must not exceed SEK 20,000 or be rent-related.

Höganäshem publish no average queue time. How long it takes depends on the size of the home, the area and how many applicants with more points apply for the same one. To keep your points you need to renew your registration at least once every twelve months, or you lose them. If you turn down three homes within three months, or accept a viewing but do not come or do not reply, you are blocked from applying for three months. When you sign a contract the registration is deleted and the points disappear. You can join the queue again after moving in, but you must live there for at least 12 months before you can apply for another home. Some homes are marked Bo-Direkt and are then let without regard to points.
