About Hedemorabostäder
AB Hedemorabostäder is owned by Hedemora Municipality and lets around 1,100 rental homes in Hedemora, Långshyttan, Vikmanshyttan, Garpenberg, Smedby, Dala-Husby and Stjärnsund, including senior housing. These are ordinary rentals for permanent living. Registering is free. There is no annual fee. You need a Swedish personal identity number to join the queue.
The queue runs on points. You earn one point per day you are in the queue, and the points are personal. They cannot be transferred. When a home falls vacant you register interest, at most three at a time, and you may have at most three offers in progress. In principle the offer goes to whoever has been in the queue longest among those who meet the letting policy, but some priority can be granted to encourage people to move into the municipality. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. Income must cover the rent and living costs against Kronofogden's subsistence amount, and be secured for at least six months after move-in. Wages, a pension, business income, unemployment benefit, payments from Försäkringskassan, student loans, student grants and approved income support from Hedemora Municipality all count. You must have no rent arrears or large payment defaults, and you must live in the home and be registered there.
Hedemorabostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. To keep your points you need to log in at least once every twelve months, or you lose your queue time. They send a reminder to the email you registered. When you are allocated a home the points reset and you are deactivated in the queue. If you want to collect points again you can reactivate via Mina sidor. If you do not reply to offers, or you do not meet the requirements, you can be blocked from new applications until the circumstances change.
