Hebygårdar housing queue

Hebygårdar AB is Heby municipality's public housing company, with 893 rental homes in Heby, Morgongåva, Vittinge, Östervåla, Tärnsjö, Harbo, Runhällen and Huddunge. The stock runs from studio flats with a kitchenette to five-room homes, and they also advertise garages and parking spaces. Some properties have a separate queue for applicants aged 55 and over, and one for those aged 75 and over. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and queue time is personal. It cannot be transferred. When a home falls vacant you register interest via Mina sidor, and among the applicants who meet the letting policy, the viewing offer goes to the one with the longest queue time. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. Some homes go with priority to the municipality's social-housing work and to newly arrived refugees, after a needs assessment with IFO. The income rule is that you must be able to show your own income for the six months before move-in, for example wages, unemployment benefit, student loans, a pension or establishment allowance. Income support is not usually accepted. Hebygårdar run a credit check, and significant payment defaults or current debts can mean a refusal.

Hebygårdar publish no average queue time. How long it takes depends on the size of the home, the town and how many applicants with more points apply for the same one. To keep your points you need to log in and update your profile at least once every twelve months, or you lose your queue time. If you turn down three offers within six months, and then a fourth within the same period, you are blocked from new applications for six months. Your queue time is not affected. When you sign a tenancy the queue time resets, and you are blocked from new applications for twelve months.
