About Härjegårdar
Härjegårdar Fastighets AB is owned by Härjedalen Municipality and lets around 900 rental homes in Sveg, Hede and Funäsdalen, in both apartment buildings and terraced houses. Alongside ordinary rentals they have student homes for pupils at Härjedalens Gymnasium in Sveg, senior housing for people aged 65 and over, and parking spaces. The student homes are allocated by the school against the school's criteria, not by queue points, and the tenancy is signed with the pupil's guardian. Registering is free. There is no annual fee.
The queue runs on points. You earn one point per day from the day you register, and the interest registration is personal. It cannot be transferred. Vacant homes are published for at least seven days on the website. You register interest via Mina sidor, and among the applicants who meet the letting policy, viewing is offered to the three with the most points. The contract goes to whichever of them has the most queue days and says yes. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. To get a contract you need a Swedish personal identity number and, if you are registered outside the municipality, you must register as a resident of Härjedalen at the apartment. Exceptions can be made when many homes of a given type are vacant. Your income must cover the rent, and Härjegårdar run a credit check. Payment defaults or debt to Kronofogden, Härjegårdar or another landlord can mean a refusal. Anyone moving here for a new full-time job in Härjedalen or Berg Municipality can get 1,000 extra queue points, which are removed after six months.
Härjegårdar publish no average queue time. How long it takes depends on the town, the size of the home and how many applicants with more points apply for the same one. To keep your points you need to update your registration at least once every twelve months, via Mina sidor or by phone, or you lose your place in the queue. If you do not reply to five home offers within a year you are blocked for six months. When you sign a contract the interest registration is closed automatically, and you cannot normally apply for another home with Härjegårdar for twelve months.
