Hammaröbostäder housing queue

AB Hammaröbostäder is owned by Hammarö municipality and lets around 1,000 rental homes, including special housing forms, plus a number of commercial premises. The stock is on Hammarö, mainly in Skoghall, including sheltered housing for residents aged 70 and over by the harbour. These are ordinary rentals, and registering is free. There is no annual fee.

The queue runs on points in an applicant register. You earn one point per day you are registered, and among the applicants who meet the letting policy, the home goes to the one with the most points. Points accrue for at most five years. After that the balance is reduced to three years of points, then can grow back up to five. This is to discourage inactive point collecting. It is not a municipal housing agency with a numbered place, but the points count from the day you register. That is why joining early is worthwhile, even before you start looking. Vacant homes are listed for about a week, and you have to register interest yourself. BoDirekt listings are the exception: those are first-come, first-served, with no points or priority. Your income needs to be at least twice the annual rent.

Hammaröbostäder publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. You must update your application at least once a year. Each login starts a new twelve-month period. Or you are removed from the register and the points are lost. If you decline five offers in a year, or do not reply, you are blocked for the rest of that year and the points reset. If you already live with them you can switch home only after one year in your current one.
