BoAB housing queue

BoAB, Hällefors Bostads AB, is owned by Hällefors Municipality and lets around 770 apartments in Hällefors, Grythyttan and Hjulsjö. Alongside ordinary rentals they have student rooms, including corridor housing at Sörgården in Grythyttan, over-55 housing at Lärkan and Trevnaden, and sheltered housing at Björkhaga. Garages are let first to people who rent or are about to rent a home. Registering is free. There is no annual fee.

The queue does not run on points. Vacant homes are listed on the marketplace on BoAB's website, and can also be offered by phone and at reception. Whoever first registers interest in a given listing stands first in the queue for that home. It is not a municipal housing agency with a numbered place, and there are no points to collect. What counts is how quickly you register interest when a home is published. To sign a contract you must be of age, have no payment defaults or unpaid debts to BoAB, and have income that is judged to cover the rent after a Konsumentverket calculation of the household's costs. References and a credit check are taken, and you must have home insurance for the whole tenancy. BoAB reserve the right to choose the tenant. In exceptional circumstances priority can be granted, outside the queue system, on application to the letting office.

BoAB publish no average queue time. How long it takes depends on how quickly others register interest in the same home, and they publish no exact figure in months. To keep the account you need to log in to Mina sidor at least once every six months. Existing tenants can apply to move within the stock after at least a year in the same apartment without remarks, and they do not charge double rent when you move inside the stock. The notice period is three calendar months.
