Gavlegårdarna housing queue

AB Gavlegårdarna is owned by Gävle Municipality through Stadshus AB and is the municipality's municipal housing company. At the end of 2025 they had 14,322 rental homes, around 50 percent of the rentals in Gävle Municipality, from Hamrånge in the north to Hedesunda in the south and Forsbacka in the west, plus Valbo. Close to 30,000 people in Gävle live in their homes. Alongside ordinary rentals they have student homes in Sätra and central Gävle, senior homes from 55 where no one in the household is under 45, and sheltered housing from 65 where no one in the household is under 55. Parking and storage have their own queues. Registering is free. There is no annual fee.

The queue runs on points. When you register you automatically get a place in four queues: housing, student housing, parking and storage. You earn one point per day in each of them, from the same day. The applicant with the most points who meets the basic requirements is offered the contract. You may have five active interest registrations. You can register once you have turned 16, but interest registration and a contract require 18. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. Senior and sheltered homes are applied for in the housing queue. A student home requires at least 15 credits at a higher-education institution, or student aid from CSN for post-secondary study, and the admission letter must reach Gavlegårdarna before the reply deadline. Some homes sit outside the queue as priority. Priority is applied for with Gävle Municipality, not with Gavlegårdarna.

Gavlegårdarna publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to activate the account at least once every twelve months by logging in to Mina sidor, or you lose all the points and have to register again. When you sign the tenancy the points reset in that queue type only. In the other three you keep collecting. If you say no or do not reply to five offers within 30 days you are blocked from new interest registrations for 30 days.
