Gamla Byn housing queue

Gamla Byn AB is owned by Avesta Municipality and lets 1,093 apartments in Avesta, Skogsbo, Krylbo and the Gamla byn neighbourhood. Alongside ordinary rentals they have sheltered housing: you can join that queue from age 60, and to rent, at least one person in the household must have turned 65. Registering is free. There is no annual fee. You need a Swedish personal identity number to register.

The queue runs on points. You earn one point per day from the day you register, and the points are personal. When a home falls vacant you register interest, and among the applicants who meet the letting policy, it goes to the applicant with the most points. You need to show income for at least the next six months, and they run a credit check. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. In some cases they grant priority, including for people taking a job in the municipality, people selling a house or tenant-owned apartment, people up to 26 who still live with parents in Avesta, and families separating with children under 18.

Gamla Byn publish no average queue time. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. To keep your points you need to log in to Mina sidor at least once a year, or the application is no longer valid. When you sign a contract the queue time resets, but new points start accumulating again automatically without you needing to do anything. The same applies if you swap homes within Gamla Byn.
