About Förvaltaren
Fastighets AB Förvaltaren is owned by the City of Sundbyberg and lets 6,668 rental homes in the municipality, in central Sundbyberg, Duvbo, Hallonbergen, Lilla Alby, Rissne, Storskogen, Ursvik and Ör. About one in three Sundbyberg residents lives with them. Alongside ordinary rentals there are youth apartments for ages 18-25 who are registered as living in Sundbyberg, Plusboende from 65, and parking spaces and storage. The own queue on Min sida is the ordinary path. Some newly built homes in Ursvik are also let through Bostadsförmedlingen i Stockholm, under that agency's own rules. You need a Swedish personal identity number. A coordination number from Migrationsverket is not accepted. Registering is free. There is no annual fee.
The queue runs on points. You earn 1 point per day from the day you register interest in the apartment queue, if you do not already live with them. Applicants aged 16-25 who are registered as living in Sundbyberg, and Förvaltaren's own tenants, earn 1.5 points per day. When a home falls vacant you register interest, at most three at a time, and among those who meet the letting conditions the applicants with the most points are invited to a viewing. You have to attend the viewing to be able to get the home. No priority is given. At the end of 2025, 55,838 people stood in the queue. It is not Bostadsförmedlingen's queue, but the points count from the day you register interest in Förvaltaren's own queue. That is why registering early is worthwhile, even before you start looking.
Förvaltaren publish no average queue time. They show average points per area and size for contracts in 2025 instead. How long it takes depends on the area, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points, if you do not already have a contract, you need to log in to Min sida at least once every twelve months, or you lose the points. When you sign an ordinary tenancy the points reset, including if you swap homes yourself. The exceptions are a youth apartment and a short-term contract: there you keep the points. If you give notice and have an interest registration for the apartment queue before the contract ends, you keep the points you collected while you lived there.
