About Byggebo
Byggebo AB is a municipal housing company, wholly owned by Oskarshamn Municipality, and manages around 2,400 rental homes and some 80 commercial premises, all in Oskarshamn. These are ordinary rentals, and registering is free. There is no annual fee. Parking spaces and garages are not applied for through the queue: you contact the letting office instead.
The queue runs on points. You earn one point per day from the day you register, and the account is personal and tied to your personal identity number. When a home falls vacant you register interest. A listing stays up for about five days, after which letting invites the roughly ten applicants with the most points to a viewing. In most cases allocation follows points, with exceptions including homes reserved for the municipal social services. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. To be approved as a tenant you need your own income, for example from work, unemployment benefit, a student loan or a pension. Social assistance does not count. A credit check is always run, and you may not have payment defaults or significant debt with Kronofogden. If you are studying, unemployed or on a probationary contract, Byggebo may require a guarantor.
Byggebo publish no average queue time. They publish no exact figure in months. How long it takes depends on the size of the home, the area and how many applicants with more points apply for the same one. To keep your place you need to log in at least once a year, or you are removed from the queue. If you decline three offers within six months, the next offer comes only after a further six months. When you sign a contract the points reset, and the same applies if you move out of Byggebo or swap homes within the stock. To collect points again you need to reactivate your profile. After moving in you must also stay in the same apartment for a year before you can apply for other homes with Byggebo.
