About Bostadsförmedlingen
Bostadsförmedlingen is not a landlord. It is an agency owned by the City of Stockholm. It collects vacant rentals from more than 230 property owners, among them Stockholmshem, Svenska Bostäder and Familjebostäder, and lists them in one shared queue. In 2025 it let 20,861 homes in every municipality in Stockholm County, and in Strängnäs. On 31 December 2025, 894,592 people stood in the queue. The fee is SEK 200 a year. There is no regular login. What keeps the place alive is that the fee is paid.
The queue runs on queue time, not on a visible place number. Time counts from the day you register, one point per day, and it is personal. When a home is advertised you register interest, three at a time except for new-builds and senior homes at 55+ and 65+, where the number is unlimited. The applicant with the longest queue time who meets the landlord's conditions is put forward as tenant. The landlord sets those conditions, not the agency. The average wait for ordinary rentals was 9.0 years in 2025. In Stockholm municipality it was 12.4 years. New-builds 5.8 years, existing homes 9.6 years.
If you miss the fee the case goes dormant on the due date: interest registrations are removed and you cannot apply. Pay during that dormant period and the queue resumes with the same time. If payment has not arrived within five months you are deregistered, and a new registration starts from zero. A permanent contract resets the queue time. Short-term contracts, student homes and senior homes at 65+ are the exceptions: there you keep the time.
