Båstadhem housing queue

Båstadhem AB is Båstad municipality's public housing company, with around 1,000 rental homes across the municipality. The company also owns and manages the municipality's elderly-care properties, but those are not part of the ordinary housing queue. The stock includes senior housing from age 65, and they also advertise garages and carports. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and the points are personal. They cannot be combined or transferred. When a home falls vacant you register interest, at most five at a time. Among the applicants who meet the letting policy, the home goes to the one with the most points. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. Båstadhem can give precedence on an internal transfer, and some homes go to the municipality's social-housing work. The income rule is that disposable income must be at least twice the monthly rent and cover at least the next 12 months.

Båstadhem publish no average queue time. How long it takes depends on the size of the home, the area and how many applicants with more points apply for the same one. To keep your points you need to renew your registration at least once every twelve months, or you are removed from the queue and the points are lost. If you turn down three offers in a calendar year you lose 365 points. If you do not reply to three viewing offers in a calendar year you are blocked from new applications for six months. When you are given a home the registration is deleted and the points disappear, and you cannot apply for another until nine months later.
