Årehus housing queue

Årehus AB is owned by Åre Municipality and lets around 407 rental homes in Järpen, Åre, Duved, Undersåker, Mörsil, Kall, Mattmar and Hallen. Head office is in Järpen. Alongside ordinary rentals they have sheltered housing from age 65, let through the same queue. The registration fee is SEK 300 and is a one-off charge.

The queue runs on points. You earn one point per day from the day you have paid the registration fee, and the points are personal. They cannot be transferred or combined with anyone else's. You can register from the year you turn 16, but a contract is signed only once you are of age. When a home falls vacant you register interest, at most three at a time, and among those who say yes and meet the letting guidelines, the contract goes to the applicant with the most points. It is not a municipal housing agency with a numbered place, but the points count from the day the fee is paid. That is why registering early is worthwhile, even before you start looking. To get a contract you must be of age, have a Swedish personal identity number and a steady income for at least six months that covers the rent and reasonable living costs under Konsumentverket's guidelines. Årehus run a credit check. Debt to Årehus or another landlord, or significant payment defaults, can mean a refusal. You may hold only one first-hand contract with them, must be registered at the address, and must have home insurance.

Årehus publish no average queue time. How long it takes depends on the town, the size of the home and how many applicants with more points apply for the same one. They give no exact figure in months. To keep your points you need to log in and update your housing preferences at least once every twelve months, or the application is deleted and the points are lost. When you sign a tenancy the points are always deleted. After that you collect new points that can be used for a swap. If you do not say yes to three home offers within six months you are blocked from applying for three months. On new-builds, existing tenants have priority.
