Ånge Fastigheter housing queue

Ånge Fastighets och Industri AB (ÅFA), which they brand as Ånge Fastigheter, is owned by Ånge Municipality and lets 686 rental homes in Ånge, Fränsta, Ljungaverk, Torpshammar, Alby and Borgsjö. Alongside ordinary rentals there is senior housing for 55+ and 65+ in Ånge and Fränsta, student priority for anyone admitted to full-time studies at Bobergsgymnasiet, and parking spaces applied for through the same site. Registering is free. There is no annual fee.

The queue runs on points. You earn one point per day from the day you register, and the points are personal. They cannot be transferred or pooled. Vacant homes are listed for at least seven days. You register interest yourself, three at a time at most, and after the listing closes a viewing is offered to the 4-8 applicants with the most points who meet the basic requirements. The contract goes to whichever of them has the most points and says yes. It is not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. To sign you need a Swedish personal identity number, income that covers the rent (including wages, a pension, unemployment benefit, student finance, housing allowance and social assistance), and no payment defaults, debt to Kronofogden or another landlord. They run a credit check. Anyone who has taken a new probationary or permanent job in Ånge Municipality and has been registered as resident outside the municipality for at least a year can get 1,500 extra queue points for six months.

Ånge Fastigheter publish no average queue time. How long it takes depends on the town, the size of the home and how many applicants with more points apply for the same one. They publish no exact figure in months. To keep your points you need to log in to Mina sidor at least once every six months, or you lose the queue points. When a contract has been offered the points reset, and a home swap requires a new registration. If you do not reply to two home offers you are blocked from applying for 30 days.
