About Aefab
Alfta-Edsbyns Fastighets AB (Aefab) is owned by Ovanåker Municipality and lets 1,601 apartments: 636 in Alfta and 965 in Edsbyn. They are ordinary rentals, and registering for the queue is free. There is no annual fee. If you are between 18 and 25, Aefab gives a 500 kronor youth discount per month on selected two- and three-room homes, with one month's notice.
The queue runs on points. You earn one point per day from the day you register, and the home goes to the applicant with the most points who meets the letting policy. It is Aefab's own queue, not a municipal housing agency with a numbered place, but the points count from the day you join. That is why registering early is worthwhile, even before you start looking. Queue points are personal. In some cases Aefab can grant priority, for example for municipal needs or for people who have taken a job in the municipality.
Aefab publish no average queue time. How long it takes depends on the size of the home, the area and how many applicants with more points apply for the same one. To count as active you need to log in at least once a year, or the account is removed and the points are lost. If you do not respond to offers you are also blocked automatically. When you are allocated a home the points reset and you are deactivated in the queue. If you want to search again you have to reactivate via Mina sidor and start from zero.
